Bhoomi Online (landrecords.karnataka.gov.in) is Karnataka's Land Records Management System (LRMS), providing convenient access to essential services such as RTC (Record of Rights, Tenancy, and Crops) & MR, Mutation services, revenue maps and Khata Extract.

This portal is part of Karnataka's broader e-Governance initiative, designed to digitize land records and make them accessible to the public.

View RTC (Record of Rights, Tenancy, and Crops) and MR

The RTC is one of the most crucial documents for landowners in Karnataka. It provides comprehensive details about the land, including the owner's name, type of land, area, water source, nature of possession, and liabilities.

  • Step 3: Select the year (Current or Old Year).

    • Search land records by Owner Wise
    • Search land records by Registration Number/Date
  • Step 3: Provide the necessary details, such as District, Taluk, Hobli, Village, and Survey Number.
  • Step 3: Click “View your details” to view the land records, including ownership, crop details, and land usage.

i-RTC (Digital RTC)

  • Step 1: On the Bhoomi portal homepage, click on “i-RTC.”

  • Step 2: Choose “Login as Guest” or use your credentials to log in.
Citizen Login
  • Step 3: Enter your District, Taluk, Hobli, Village, Survey Number, Surnoc, and Hissa Number.

The Surnoc number is a unique identifier that details information about a plot of land, including its classification and ownership share. It is utilized in the Record of Rights, Tenancy, and Crops (RTC).
  • Step 4: Click “Fetch Details” and then “Pay and Download” to obtain the digital RTC (i-RTC) in PDF format. The service costs Rs. 10 per document.

i-Wallet for RTC Services

The Bhoomi online portal’s i-Wallet feature simplifies payments for RTC services. Users can load funds into the E-Wallet and use them to pay for RTC downloads, mutation services, and other transactions on the portal.

Mutation Registration and Status

Mutation refers to the process of changing land ownership records in the government database following the sale or transfer of land.

The Bhoomi portal provides a streamlined process for registering and tracking mutations.

  • Step 1: Access the Bhoomi portal and select “View RTC and MR.”
  • Step 2: Click on “Mutation Status.”

  • Step 3: Click “View” to view the revenue map of the specified area, the PDF option will be displayed which can be downloaded.
